We are here to guide client decisions based on extensive research and industry expertise. The first step we took is to have an initial meeting with the client to discuss primary and secondary objectives. When the objectives are defined, we help you formulate a plan to achieve them in the most cost-effective way.

A consultant's exact role depends on the type of client with whom they work. For example, consultants working on a property development project are often hired before the land is even secured. The client relies on the real estate consultant to confirm the viability of the investment. The consultant does this by visiting the proposed job site, meeting with local real estate professionals, and analysing market trends.

We as a consultants provide majorly 3 types of consultations :

Namantran

The title of a property is an ownership certificate. When we transfer the property from the original owner to someone else, there is a change of ownership. The property gets a new owner, and hence the title needs to be changed. The New owner’s name gets substituted for the ex-owner.

The transfer of property involves the transfer of a bundle of rights. The new owner gets the right to sell, mortgage, lien, or gift the property. Therefore, there are specific rules to be followed for the transfer of property title in law. Adherence to these rules is a must to ensure that the transfer is valid and legal.

In India, the procedure for the legal transfer of property title is not easy. It is time-consuming, requires proper documentation and payment of appropriate fees/charges to the concerned authorities.

Diversion

A Diversion happens when the holder of the land redefines the use of the land from agriculture to a non-agriculture purpose. Therefore, the law defines two sets of ‘land use’ accordingly: Agriculture and Non-Agricultural use of the land.

TNC (Town And Country Planning)

The Model Town and Country Planning Act provides for the constitution by the State Government of a State Town and Country Planning Board for the purpose of co-ordinating and advising the local planning authorities, and the setting up of a number of local Planning authorities for different urban and rural areas. Town and Country Planning Organisation (TCPO) was set up in 1962 with the merger of the erstwhile Town Planning Organization (TPO) and Central Regional and Urban Planning Organization (CRUPO). We are here to provide consultations on the part of Town and Country Planning Organisation (TCPO)

TNC works with landowners, communities, cooperatives and businesses to establish local groups that can protect land. Some of the main tools used to achieve these goals include land trusts, conservation easements, private reserves and incentives.
